查收入贷款

传统的房屋贷款(查收入贷款)对借款人的收入水平有着严格的要求。在2008年次贷危机之后,联邦政府为了保证房屋信贷市场的健康更是加强了对信贷资格的监管,比如信用分数不能低于620,月还款金额和月收入比例不能低于45%,贷款金额上限不能超过$726200,要求有两年稳定工作收入并合法纳税等。传统贷款的人群主要针对有稳定W2收入的上班族。优点是拿到的利率比其他贷款略低,缺点是借款人要承担沉重的所得税的纳税负担。
